Construction Zone Alert: 709-11 D St NW (Union Hardware Building) *Updated*

The old Union Hardware Building (709-711 D St NW) is about to become a construction zone, according to a Feb 22 approval by the DC Historic Preservation Review Board.
Here is the full verbiage on the HPRB vote:
- 709-11 D Street NW, HPA #06-386, non-contributing demolition, alteration, addition.
The staff report recommending the Review Board approve the alterations to the building at 709 D Street and the demolition of the non-contributing building at 711 D Street and its replacement with a new five-story building be approved with the following conditions and delegate final approval to staff: (1) the design of the storefront should be revised, with the base raised and the storefront projecting and angled; (2) the cornice above the first floor should project out to a greater depth; (3) the treatment of the windows in the portion of the façade above the main entrance should be restudied; (4) the number of openings in the interior to allow for connections between the two buildings should be reduced in order to preserve as much of the original structure of 709; and (5) the treatment and location of the rooftop penthouse structure should be restudied, with the penthouse pushed back in order for its visual impact to be reduced as much as possible. Vote 7-0

The buildings are owned by Douglas Development. I’m guessing that the renovation will include offices with retail on the 1st floor.
Just driving around last night I noticed soo many “For Lease” signs in the empty store fronts of PQ..
Anon: Yes, we’ve found that many spaces are zoned for arts only organizations, but other spaces are newly created with the recent boom in construction. Combine that with property companies looking for the “right fit” in tenants, and you will see “for lease” signs hanging around for a while. It’s amazing to think that our lively neighborhood has more room to grow in the future.
And so now we have to schlep over to Restoration Hardware in Georgetown for knobs and highend fixtures. Oh yeah, I forgot about Waterworks at 34th and M.
milania: Closest thing would be Logan hardware at 14th & P, or take the metro to Rhode Island and walk to the Home Depot right next to the station.
Also, a hardware store is coming to one of the Mt. Vernon Triangle buildings next year.

I wonder if they’ll do anything with that alley–there aren’t many alleys like that left.
They won’t have the high end fixtures, but for more traditional “hardware” there’s also an Ace Hardware in the building above the west exit of the Tenleytown metro–no outdoor walk required.
melania you are too much. A lounge would be great, but not a nightclub. I wouldn’t want an RnR in front of my building. I’m glad they’re doing something with that space. Since Douglas Jemal owns it, I’m sure it will be beautiful – even though it will likely sit empty for a while.

Number 6 is a rendering for the site I think. I saw this a long time ago so I dont know if it is still the current plan.
So, Milania does not want to have to travel far for a hardware store, but maintains there is no need for a grocery store in the neighborhood?
I guess if we needed a hardware store, Union would not have closed??

She has admitted in the past that she was just “pressing buttons” and we have been subsequently rejecting many of her comments.
Based on the rendering, does this mean the small deli at the corner of 8th and D is going to close? I have bought many breakfasts and lunches there over the years, and they have a great selection of drinks in their fridge. They’ll be missed if they are closing…
You know, considering that this is right at the Navy Memorial, I would not be at all surprised if the new retail tenants catered to tourists. Especially now with the Circulator running all 3 lines, that area is a tourist hotspot.
Anon: No, the construction looks to be limited to just 709 – 711 D St. The 8th Street Deli & Market is at 717 D St NW and will not be affected.
Bravo for Sorg! She’s an excellent architect. This is really a win for the neighborhood.
And to my neighbors: I appreciate you all remembering me and thanks for the hardware tips but I’ll stay with Restoration Hardware and Waterworks and still Safeway.com my food purchases.
Deli at 8th & D will definitely NOT be affected by the Jemal development. Unfortunately. The other commenter may like their sandwiches, but I dislike the fact that they have a beer and wine permit and only sell 40’s and 24 oz. cans of beer. I asked about wine one time, and they said they just couldn’t sell any. Um, Market Square could keep them open forever on just wine sales! And this is the type of mom and pop store I’m supposed to want more of in my neighborhood?
I love the deli at 8th and D and buy lunch there at least once a week. I think they’re a great alternative to Manhattan Deli, with better prices and a much friendlier staff.
I went to that deli once and got a chicken salad sandwich. The chicken salad was disgusting, low-grade meat full of gristle. Personally, I wouldn’t miss that deli or its 40 ounce beers in the neighborhood.
Bravo for more bad stories about that awful deli. Seriously, if they served food more than two hours a day or carried alcohol other than 40’s, they might be worth it. But it’s such a joke the way it is.
In response to Andy’s question about C3 Fix, the Cowgirl Creamery ladies say it will be a “dessert bar”. They also said the organic butcher is only looking at a place on “gourmet row” (my name, but I hope it becomes reality!), and may choose not to open up shop in DC.
In better news, Jemal is finally starting in earnest to look for retail tenants in the Atlantic Building and Ventana. Maybe Tussaud’s/West Elm/Zara weren’t too pleased about the retail wasteland Jemal has created at their front door?
