Artisan Resale Units
Settlements in the Artisan (915 E St, NW) are picking up as more resale units hit the market. Here’s a short summary:
- 2 BR, 2 BA – 2 units – $629,900 to $635K
- 1 BR, Den, 1 BA – 2 units – $448,900 to $499K
- 1 BR, 1 BA – 3 units – $408,900 to $450K
All units come with underground parking. McWilliams Ballard also has a unit up for sale in MLS and the website indicates units are available from the low $400s.
PQ Resident checked out #605, a 2 bedroom, 2 bathroom unit, at an open house on Sunday. Both the construction and finishes are of very good quality. The unit faces E Street above a small grass courtyard and has a view of the FBI building across the street. Clearly, quite of the few of the other units are not finished and some just have the steel framing up with no drywall in place. But, the building looks to be a nice product.
It will be interesting to see when and at what price resale units clear the market. Although inventory isn’t up as much as it used to be during the summer, sellers may have pulled their homes off the market after they didn’t get a sale at the overblown prices they were asking. When March rolls around those homes may come right back to the market. Hang on to your hat!

There’s another building a bit farther afield near Foggy Bottom which should be amazing. It’s called 22 West http://www.22west-dc.com/ DCist actually did a nice article on it back in the spring calling it a Glass Version of the East Gallery. anon: 22 West in Foggy Bottom is a nice looking building, although the prices are out of this world: 750K for 1 bedroom up to 3.5 mill for a penthouse.

As for iris’ comment on views go, beauty is always in the eye of the beholder. The good news for Artisan buyers is that location has a lot to with the value of real estate. The bad news is that the FBI building isn’t going anywhere soon.
Seriously, can they rebuild the FBI HQ somewhere and tear that monstrosity down. It always amazes me how that thing got built on PA Ave in the first place!
Folks, you should remember that the FBI building was supposed to be facedin marble or something much nicer, but they ran out of funds. I think people should push to have the orginal vision finally completed.

Exactly, it was this monster(the FBI) buidings new presences on Pennsylvania that brought Mrs. Onassis back to being an active member of the DC Preservation movement and Senator Danial Patrick Monihan into our neighborhoods.

Please provide any suppotive links to your claim that the FBI Brutalistic style is supposed to be covered in marble because i never read that before.
FWIW, the FBI already has started moving some operations out of the Penn Ave building due to security concerns. It was built there because J. Edgar Hoover was an egomaniac who wanted a symbolic spot between the WH and capitol building (and he had plenty of dirt on anyone who would have stopped him). Many people working there today hate it for how outdated the facilities are, the lingering asbestos problems, and the whole fortress-ness of it all. Besides, most agents live in the suburbs and would love not to commute downtown everyday.
I would wager that the building will be gone within 20 years. It’s not around the corner, but to put that in perspective, we haven’t had a sidewalk on the 7th Street side of the Portrait Gallery for nearly 10 years. This too shall pass.

“For reasons of economy, the approving agencies insisted upon poured concrete as the major outside building material. The concrete used for the FBI building contained an aggregate of crushed dolomite limestone, a unique composition. While contrasting with the traditional marble, granite, or limestone Government buildings, it echoed a major architectural style of the 1960s. The concrete was poured into reusable steel forms separated by metal ties. The ties remained in the concrete when the molds were removed. This technique produced an architectural feature of evenly spaced holes throughout the exterior.” Sounds like the marble was an urban legend…
