Neighboring Union Station Area To Gain New Residents
Cheryl sends us word of a Washington Business Journal article that notes: Local developer Akridge on Thursday obtained the air rights over the train tracks behind Union Station to build a 15-acre mixed-use complex, to be called Burnham Place at Union Station. (Note: Akridge built the Gallery Place complex)
Akridge plans to build offices, a retail center including a medium-sized box store, residential towers and a hotel.
But, this process won’t happen fast. Akridge says that it will take 18 months to get title to the “air” and another year to design the site.

Akridge’s proposal is great in that it will connect Union Station to H Street NE through a new atrium. It will also feature a state-of-the-art intermodal hub with new rail platforms. I am excited about it. Akridge’s proposal, a few years ago, originally called for a mostly office complex. I am glad to see that the demand for housing and retail is pushing its way into this project’s mix! This will be the first major project in DC where a developer is essentially making the land for development via a concrete platform over railroad tracks. We won’t see, sadly, the final product until around the middle of the next decade! It will take three years just to build the platform!
So now we have the big 3 developments in DC to look forward to: Burnham Place at Union Station ($1 Billion investment), the Old Cenvention Center site (Center City) (Around $1 Billion), and the redevelopment of the Southwest waterfront (About $800 million, probably closer to $1 Billion when its over with).
This city is going to have a really different look and feel come 2020.
I would add Mount Vernon Triangle to that list – it still has quite a few buildings that have yet to break ground!

As an aside, the MVT website is still under renovation. I am eager to see what the final product is when they unveil it. It says October 2006.

This is excellent news and a terrific location for mixed use development. It’s just a matter of time now before a developer discovers the air right potential on New York avenue NE at Oakie St NE.
