Cribs III: Stylin’ On F Street

Our PQ Living Cribs posts take a look at the largest and most interesting apartments for sale in the downtown area. Today we’re dancing with Unit #507 in The Ventana at 912 F Street, NW, featuring 2 bedrooms, 2.5 bathrooms and a two level loft design with tall north facing windows. If you like cutting a rug, then this is the place for you as there are two dance clubs, Ultrabar and Platinum, across the street, not to mention Indebleu over two and up one. The list price? A groovy $899,000.

We’ll let you in on a little secret though. Another unit in this tier on a higher floor started at this price too. After a series of reductions, the final listing price was $749,000 which is a $150,000 downward difference. But, with #507 you do get to keep the furniture.

They must be joking with that price in this market. The condo doesn’t look to be much more than 1200 square feet.

the MLS listing for #507 does not indicate the square footage but my recollection from earlier in the year was that the other unit in the same tier was 1400 to 1450 sq ft. at $899k, that’s $620/sq ft and at $749k, that’s $517/sq ft. the furniture in #507 is not cheap, however, and there is the convenience factor for those who could afford it.

Wow I love the look of that building and those units. If I could afford a multi-story condo in DC, that building would be in my top 3.

Beautiful apartment!

I also appreciate the fact that they posted lots of photos of the APARTMENT ITSELF, in marked contrast to many sellers/realtors who post 10000 pictures of an apartment building’s lobby and other common areas, and not of the unit itself. That always seems really sketchy – like, what are they hiding?!

And it makes no sense in buildings like mine (the Clara Barton), b/c our individual apartments are very cool. At least mine is. :) If I see another listing in my building with that SAME photo of the lobby and courtyard fountain, I’m going to scream!

According to the DC property assessments database, unit #507 has 1,253 sq ft.

no master bathtub…i take way too many baths to consider that apartment.

I won’t claim accuracy on this one. the tax database can’t claim accuracy either as the initial number is either self-declared or developer declared unless the assessor comes to visit your property and does the calculations.

the best way to figure the square footage if you’re serious about buying is to have your (and I emphasize your) realtor do the measurements for you and compute the square footage. a 100 square foot difference could mean a $50k difference in price.
