704 3rd St NW Plans (Office Building Only)

Well, we saved the, err, best for last. Please take a deep breath before proceeding.

Summary of development: All office, limited parking (about 38 spaces), no retail, no residential. One thing we noticed is that throughout the site plan, the address of the development has a typo: 703 3rd St.

The coolest thing about this development is that it has one of those automated parking garage systems. There are only two other systems that we know of in DC. One is a new development in Georgetown (can’t recall the location) and the other is in the Grand Parc apartment building at 910 15th St NW.

In my discussions with the Historic Preservation Office, this development is able to be exclusively offices because the zoning allows it. It was suggested that if residential or retail is desired in this area that we take the issue up with the Zoning Office.

The renderings do not represent the final look of the building. Notice the coloring differences between the first two pics and the forth & fifth pics.

Who cares what they put as long as it runs out the crack dealers that live in that empty abandoned building on the corner (the red brick one that looks nothing like it does on that spec). I used to live in Mass Court right behind this proposed office space and while it’s nice that block will clean up (though having the field office for the FBI right there and the Fraternal Order of Police helped keep the crime down), it’s sad to know that the residents who do live nearby will likely lose all their parking there on the streets with new office space going up and Virginia and Marylanders taking it during the day. The cops always left 3rd street alone. I could leave my car parked there all day even though I had a zone 2 sticker and never get a ticket. I guess that’ll change soon. Good thing I moved! :)

Crack dealers in the Canterbury? Maybe I’m not as observant as others, but that Victorian was the most professionally boarded-up building I’ve ever encountered in DC. I’ve never been around the back side of it, though.

Anon: Is that the northeast corner of 10th & G St NW? If it is, then PN Hoffman is probably demolishing the church.

Yep, the NE corner. But they are digging a hole in the middle of the sidewalk and not touching the Church. Weird…

new building is better than old building.

new building with residential component would be better than new building.

new building with residential and retail components would be better than new building.

but, new building is better than old building.

I’d love to see an economically or mathematically grounded study that sets out the optimum blend of retail, commercial and residential development for a given area.

Retail would be nice. It will also be nice if stays open on weekends for the benefit of local residents.

I do like the green color in the renderings though. I hope they go with that.

great addition to the neighborhood. looking forward to this delivery. this block of G street was our SMD southern boundary during the 90’s. there will be enough retail within walking distance thus no need to junk the place up with burgerkings.

old building? that’s an empty lot. The caterbury is still visible in that photo so they aren’t tearing down an old building.

As I said, I lived in Mass Court and parked by the Canterbury every single day. There was PLENTY of drug use and selling and bums that slept and pissed all over the place there. Trash everywhere. It’s disgusting. As for whether they were in the building, no clue but they were outside of it and around the back all the time. Ballsy considering the FBI building is right there, but like the crack heads in this city aren’t ballsy.

And professionally boarding up a building means actually doing something with it within 3 years of boarding it up. It’s trash, looks like trash, smells like piss and needs to be developed or torn down.

the retail floor would be nice, but how many empty retail space is in the area already? The one in Mass Court has been empty for 3 years now from what I can tell.

Is no one trying to stop this from being converted from residential to office? It seems to me that it flies in the face of housing downtown.
