443-459 Eye (I) St NW Plans (New Residential Development – pics) *Updated Comments Setting*

We recently strolled on over to the Historic Preservation Office to do a little research on new developments in the area. Here is a snapshot of the plans from the new Walnut Street Development 443-459 Eye Street NW development.
The summary is that it is a purely residential development with no retail and no offices. We estimate the number of residential units to be 125. There will be approximately 36 parking spaces. Ground breaking is expected in 2007, with sales/leasing beginning in spring of 2009.
Mount Vernon Triangle is set to become one of the densest residential areas of Washington DC!

this is wonderful and planning at its best, no sarcasm. there will be enough retail believe it…if not, walk two blocks and find more.
Although this was still on their website last time I checked, it remains to be seen if they actually develop it. They recently sold the plans to a project in Blagden Alley that was further along than this one.
WSd doesn’t have a great history with their projects. And btw, let’s see some Green Roof on these buildings!!
PS, wasn’t House of Blues supposed to be included in these plans?
Was also wondering about the House of Blues. Is that a different project? Where’s Blagden Alley?
In good news, looks like the O Street Market/Giant redevelopment may be happening soon
The House Of Blues site may be the empty land between this development and 5th St. We were never told what the exact HOB site is – just that it is somewhere at 5th & I St NW.

Are they definitely going ahead with this project? WSD has bailed out on their Blagden Alley project even though it’s still listed on their website as breaking ground in 2007…
