E Street Construction Update: Part 2 – Artisan Condo
Here’s a look at the almost completed entrance to the Artisan condo at 915 E Street. According to the MLS listings, condo deliveries in this building will begin in one month’s time. JBG has also revamped the condo’s website, presumably to redouble the effort required to sell the last remaining units.

I think this must be the longest construction project of all time. Save for maybe the small building on the west end of Franklin Square, which has been under construction since at least the mid 90’s (dating myself here). My only thought is that building across from the FBI may require more clearance or something for workers, thus extending the time it takes. But the new building at 9th & E has gone from an operating parking lot to a 12-story structure with underground parking in the past 15 months, during which time the Artisan added brick to its facade. I just don’t understand.
I can’t help but think that the developers, which pre-sold the units a while ago at low prices (compared to today’s market), are intentionally delaying the completion so that they get people to withdraw their contracts. Then, the developer can resell the units at today’s market prices. Just a thought..
If JBG is intentionally delaying completion, then that would pretty underhanded of them. I have noticed a few other JBG projects in the past that were not completed on schedule. It would be interesting to hear a comment or two from current buyers or buyers that withdrew from this project to see what JBG has been tellling them all of these years!
Whoa, that would be pretty sneaky stuff. I just went to JBG’s website, and found that they’re also behind a new office building at 11th & K that has also taken FOREVER to complete. Maybe they had some sort of company problem in the past couple years.
if you read the fine print of a typical new construction condo contract, the purchaser cannot unilaterally break a contract until 2 years have elapsed. my new construction move in was delayed 6 months.
the only fact that I’m aware of is that the building took a long time to build.

JBG sure is taking like forever to build this. I wonder what the slowdown resulted from? It is at least 1.5 years behind schedule. Good luck and a salute to the tenants who stuck it out while waiting for this development to be completed. I am sure a lot of people took their money elsewhere.
