New developments coming to Downtown! (600 Mass Ave & 475 H St)
On the agenda for the June 22 HPRB meeting are two items in downtown.
- 475 H St is the former District of Columbia Lung Association seen here for lease in April.
- 600 Mass Ave & 609-631 I St is a parking lot and several small row houses. All land is owned by “GA SQUARE 452 ASSOCIATES LLC GOULD PROPERTY COMPANY.” Since the plans are being reviewed by the HPRB, we can likely expect that some of the old facades of the row houses will be preserved. The new development is directly across the street from the Mt. Vernon Triangle mass of construction and the NPR building.
Downtown continues its northward expansion!
Anyone know what’s planned in either of these locations?

gould plans mixed use with retail. they will move 2 historic houses & preserve all of them. the alley will also be reconfigured.
does anyone know what the height restrictions will be for the new development? Will they be higher than the 6th street Synagogue?
The Height of Buildings Act limits the heights of buildings to the height of the adjacent street, plus 20 feet. The Council has the authority to further limit building heights when they are adjacent to public buildings. The 6th Street Synagogue and NPR building don’t fall into this category, so I don’t think there will be any special limitations.
fyi, the tallest commercial building in D.C. is One Franklin Square, at 210 feet.
I’m very interested to learn more about these plans, specifically with regards to the planned height of the building. I’m concerned that the majority of my monument view will disappear. Anyone know where I can find additional information?
