A sure sign that a new condo building is approaching its last phases of construction are the Multiple Listing Service (MLS) listings that appear for units that have gone unsold or have been turned back in due to contract recisions. The Artisan condo at 915 E Street is no exception and two listings now show in zip code 20004. Studios are listed at $319,900 and there is one top floor 1 BR listed at $429K. GP Living mentioned The Artisan in the E Street Corridor Roundup earlier in 2006. This is the last condo building under construction to go to completion in the PQ/GP area. What residential projects will we see next ?
Construction Update – 777 6th Street
PQResident heard from CityMiss, another PQ inhabitant. She reports on 777 6th Street, an 11 story speculative office building with 190,000 square feet of space being built by Trammell Crow (architect: Hickok Cole); final completion is due in the second quarter of 2007. GP Living first reported on it in the May 22 post. She reports that [the poured concrete] construction is progressing at a rate of 1/3 story per day (i.e., approximately one story every three days) notwithstanding torrential downpours of late. Construction does begin early in the morning and she surmises that her now clear view of the multicolored IBEW sign will ultimately be blocked by the height of the building. 1 BRs – The Hard Data
June 2006’s DC condo/co-op sales report shows the following for year-over-year condos priced from $400K to $499K, the current range for most of the 1 BRs in the PQ/GP area:
* year-to-date listings increased by 220.2 % – from 94 to 301
* year-to-date contracts fell by 25.2% – from 361 to 270
* year-to-date settlements fell by 18.4% – from 305 to 249
Total condo inventory across all prices grew from 429 to 1607 – a 274.9% rise.
