918 F St Office Building Under Contract (Deal Closes In Jan 2008)
Many of us have seen the For Sale signs on the 918 F St NW windows (National Union Building). It is a 30,977 square feet office building with 7 floors and it’s located next to the new Ventana condominium.
A bit of searching has led us to discover that the building has found a buyer and is currently under contract.
The sales flyer (pdf) notes that Owner vacating January, 2008, so that’s when we expect the deal to close.

That would be AMAZING. I hope your speculating is correct, however I’ve heard they’re opening a store in Mazza Galerie as their “DC” store.
Bloomingdale’s would NEVER open in that location. They considered opening on M Street in Georgetown, but instead decided to use their upcoming Chevy Chase location as their DC flagship.
DC “flagship” would imply they would have other DC locations (the non-flagship ones). And not Tysons or White Flint. DC. Please.
The YWCA building just around the corner is also for sale – and it’s much larger than 918 F St. It possible that they may look at that space too..
The SoHo Bloomingdale’s is not like their regular department stores. It’s like Barney’s Co-op or Nordstrom’s CUSP. It’s all younger, hip clothes and accessories. It’s also 1/4 the size of a regular department store. I think it would do really well in the neighborhood, especially with H&M, Zara, American Essentials, Urban Outfitters, and Bennetton already here.
I love the frontality of this building. The Romanesque arches are spectacular.
Why would Federated open another store just one block from MACY’S?
Shops love to open near similar stores because people who go shopping are generally looking to have several options nearby. Which is why West Elm opening in the Woodies building has spurred speculation that Crate & Barrel may open a similar apartment-centric (CB2) store nearby. At least that’s what some of the sales people at C&B will tell you.
Federated seriously considered putting Bloomingdale’s in the Hecht’s space, but decided to build the new flagship on the MD side of Western Ave out by Mazza Gallerie. They’re apparently still considering putting a smaller, SoHo-style store somewhere in the city. I’ve heard that Gtown and downtown are the contenders, but my money would be on Gtown given all the talk about the mall there lately. Nordstrom’s mentioned as the possible new anchor, but I wouldn’t be surprised if Bloomingdale’s ended up there.
I work in this building for the seller, the American Immigration Lawyers Association. We sold it back in January to Doug Jemal for $13 million. No word on what his plans are for it, but I imagine it will remain office space.

I’ve heard rumblings Bloomingdale’s is hoping to open a concept store in downtown DC, like the one they have in SoHo. Maybe federated dept. stores is buying it! A girl can dream.
