Future 704 3rd St NW Office Building Gets Signage

Thanks to Claire for sending in a tip that some signs have gone up at the site of the future 704 3rd St NW office building. We also observed some light construction activity on the site today. This office building will incorporate the old Canterbury apartment building. Two years ago (wow, that’s eons in Internet time), we viewed the plans (pictures included) of the future office building. This building will also include an automated car parking system.

The work you see happening now is actually from the condo building on Third between G and Mass. I believe it’s called the Ashton and it seems to be nearly finished.

Also, I was told this morning (by someone who could definitely be misinformed!) that the site is actually for sale and nothing will be built until that happens. We also discussed that this block isn’t exactly well-traveled by pedestrians and the enormous signs may have been a fat waste of money!

@Claire points out that that part of town is not well travelled by pedestrians but having an office building and a residential building next door will cure exactly that which I look forward to as an invested neighbor. @Brandon is right…always good to see some progress in this economy. I welcome the opening of both formerly dead real estate parcels with a neighborhood shout out.

as an aside, I called the Ashton Judiciary Square next to the Canterbury unoccupied red brick apartment building to get pricing – their 1 BRs are large (1200 ft2) and was quoted prelim pricing of $3900 per month for a cost of $3.25 per ft2 per month. YMMV. it sounds like it will be a very nice, super luxury building with regard to apartment finishes. all top of the line stuff. disclaimer…haven’t seen the interiors myself but the super nice style is in line with Ashton’s messaging on their website. views from the higher floors of the Capitol and eastward at the rising sun should be sweet.

(just passing it along…don’t work for Ashton or get compensated by them.)

It appears the 3rdandG.com URL advertised on that sign does not point to an active website.

3rd and G doesn’t get much traffic because there is no reason to walk down that street and, if you do, you walk in some not so great blocks. I live on 3rd and Mass but walk up Mass until I hit 5th when I go to Results (even tho I’m clearly walking out of my way) because I always run across prostitutes arguing at best — (yes, even in daylight) if I walk straight up 3rd or 4th.

I work at 4th & G and very rarely feel unsafe. There’s a homeless guy sometimes camped out on G, but that’s the only remotely threatening thing on the block that I’ve seen.

The feeling of that spot *would* be greatly enhanced if the Harrison (that big brick building in the right half of the photo) were renovated and had residents. It’s a beautiful, historic building that has looked like crap for much too long.

The homeless guy camped out at 3rd & G is named Jesse. He’s crazy and lonely, but Claire is correct that he’s safe.

The Ashton looks just about ready to open up their leasing office. They’ve taken down almost all of the protective fences, and they’re almost done with the landscaping. I look forward to all the new residents in their $3900 per month apartments complaining about construction noise. :)
